For tenants
How does booking work?

You send a request with the dates and duration you want. The owner sees it, can ask you things, and replies. The request commits neither you nor them and costs nothing: it is the start of a conversation, not a booking.

Do I pay anything to home.gr?

No. Search, messages and booking requests are free for tenants, with no subscription and no card. See the detail on fees.

How is the rent paid?

Directly to the owner, in whatever way you agree. home.gr does not hold money: there is no escrow, we do not hold the deposit, and no payment passes through us. Before you send any amount, read what to watch out for.

What does «declared by the owner» mean?

That the listing's details — floor area, equipment, shared charges, photos — were written by the owner and we have not verified them. We do not visit the properties. That is why the label is on every field, and why we always say: see the home before you hand over money.

Why does the map show the location approximately?

For the property's security. While a listing is live, an exact address on a public page shows anyone which home is empty. You see the area and the distance to landmarks; the exact address is given to you by the owner during your conversation.

What do I do if the owner doesn't reply?

Give it two or three days and send a reminder. Most owners are not professional managers and don't check daily. In the meantime send requests to other properties too — you are not committed anywhere. If a listing looks abandoned or something feels wrong, tell us.

Are there reviews of owners or properties?

Not yet. We are new and there aren't enough completed tenancies for a rating to mean anything. We would rather have no stars than stars based on three reviews.

For owners
Does listing cost anything?

No. Listing is free and commission is 0% — we take no percentage of the rent and there is no subscription. Only the optional paperwork services are charged, at published prices.

How long does listing take?

About ten minutes from your phone, if you have the photos to hand. You can save and continue later, and change price, duration or availability whenever you want.

Do I have to stop short-term rentals?

No. We do not ask for exclusivity. You keep the channels you already use and declare here only the period that interests you — usually the months the property would otherwise sit empty.

Who chooses the tenant?

You do. Requests come to you and do not commit you: you ask whatever you want, request details, and approve or decline. No booking happens automatically and nobody «locks» your calendar.

What is «listing completeness»?

An indicator showing how many of the available fields you have filled in. It is an automatic calculation, not a judgement of quality nor a rating of the property. The more complete the listing, the fewer questions you'll get before a serious request arrives.

Do I need an energy certificate (ΠΕΑ)?

For information: tenancies longer than 30 days require an Energy Performance Certificate, and its number is needed when filing the electronic lease. This is in line with the framework in force — confirm your own case with your accountant or engineer. We do not provide tax or legal advice.

How do I get the paperwork done if I'd rather not deal with it?

We take it on as an optional service: filing the electronic lease, issuing the energy certificate, or both together as a «tenancy pack». See prices and what each includes under fees.

Listing guide

Six things that make the difference.

You don't need a professional photographer or marketing copy. You need someone to understand, in thirty seconds, exactly what they are renting and what they will end up paying.

Honest photos, in daylight

Shoot in the morning or late afternoon, shutters open and lights off. Stand in the corner of the room so the whole space is visible. No filters and no wide-angle that doubles the room — disappointment at the door costs more than a weak photo.

State the final price, including shared charges

What amount will leave the tenant's account each month? If shared charges, water or heating are not included, say so clearly and give a realistic range. Surprises at the end break deals that had already closed.

Declare what isn't perfect, too

Third floor with no lift, street noise, small kitchen, no heating in the bedrooms. Someone who accepts it in writing from the start won't use it as a reason to leave in the second month.

Fill in every field

Every field you leave empty becomes a question in your messages — or a reason for someone to scroll past. The more you fill in, the higher the «listing completeness» indicator that tenants see.

Reply quickly

Someone looking for a home for next month writes to five owners at once and goes with whoever replies first and clearly. Even «not available for that period» beats silence.

Keep availability up to date

If the property is taken or the period changes, change it the same day. A listing that no longer applies costs both sides time — and it is the easiest way to lose the next serious request.
