EPC: what to check before listing or renting out a home
What an Energy Performance Certificate (EPC) is and when it is required.
EPC requirements do not depend only on rental length. Before publishing a listing or proceeding with a tenancy, confirm with a qualified energy inspector what your property requires and which energy details must be displayed.
Short-term rentals do not file an electronic lease declaration, so no EPC number is registered. For letting a whole home, Law 4122/2013 requires an EPC as a rule; exceptions include letting a single room.

How long is an EPC valid for?
Check your certificate’s validity date and tell the energy inspector about any changes to the property. They can advise whether the existing EPC covers the intended use or a new one is needed.
