EPC: when do you need it and what does it cost?

What the Energy Performance Certificate is, when the process asks for it and what the market pays today to have one issued.

Short answer

You need one when you sign an electronic lease declaration — that is, for leases of 60 days or more. It is issued by a certified energy inspector after an on-site inspection and is valid for 10 years, however many leases follow.

Short-term rentals do not file an electronic lease declaration, so no EPC number is registered. For letting a whole home, Law 4122/2013 requires an EPC as a rule; exceptions include letting a single room and buildings under 50 sq.m.

You find a certified energy inspector

The public register of inspectors is open — or ask the engineer who already knows the property.

You get the property details ready

Square metres, year built, heating type, window frames — and a floor plan, if there is one. Anything missing, the inspector finds on site.

The inspection takes place

Usually 30–60 minutes at the property: measurements, photos, a check of the heating and the window frames.

The EPC is issued — you keep the number

The inspector files it in the Buildings Inspection Archive (buildingcert.gr) and gives you the protocol number — that is what you enter in the electronic lease declaration. How to submit →

An engineer for the EPC

How long is an EPC valid for?

Ten years from issue — unless a major renovation changes the energy picture of the property in the meantime.

Do I pay for an EPC for every lease?

No. One issue covers every lease of that decade — the same number goes into each new lease declaration.

What should I prepare for the inspection?

Access to every room, heating details (boiler, air conditioners) and any plans or permits you have to hand. None of these is a blocker — they just speed things up.
